Your Venue Rental

  • Twelve hours, start to finish — Yours to place anywhere between five in the morning and eleven at night. Most couples take eleven to eleven, and their decorators come earlier.
  • The barn, the wooded cove, the stone-fireplace courtyard and the covered pavilion — You get married wherever the light is best that day, and there is a covered plan if the weather turns.
  • Tables and chairs for your guests — Set in whatever arrangement suits you — rounds, long tables, or a mix of both.
  • Parking, restrooms and space to get ready — The things nobody thinks about until the morning they are missing.

Someone Running the Day

  • A coordinator holding your timeline — Vendors check in with them rather than with you. If the florist is late, you are the last person who needs to know.
  • The room staged before you arrive — Tables and chairs already set, so the morning starts with your own things rather than our furniture.
  • A planning consultation and questionnaire — We go through all of it properly well before the day, so nothing is discovered at four o'clock on a Saturday.

The Ceremony

  • The wooded cove, the covered pavilion, the stone-fireplace courtyard or the barn — Each one photographs beautifully and each one photographs differently. All four are yours with the venue, so the only thing deciding it is where you want to stand.
  • Chairs set and your aisle laid — Done long before you are dressed, so the only thing you do that morning is get ready. An arbor from our collection is an optional addition; you’ll find it under Optional extras.
  • A rehearsal run by somebody who has done it here before — On the morning of, inside your twelve hours. Your wedding party walks it once, properly, and then nobody is guessing.
The Ceremony

The Bar

  • Four hours of beer and wine service — Licensed, permitted bartenders, with setup and breakdown, ice, coolers, drinkware and a water station.
  • A shopping list built around your guest count — So you buy what your people actually drink, and whatever is left over goes home with you.
  • An off-duty officer, in plain clothes — Required any time there is a bar, and already inside your price. Unless something happens you will never know they are there, and neither will your guests.

  • Four hours of DJ — Chosen from the best in East Tennessee and booked through us rather than off a directory.
  • Somebody who has worked this venue before — The barn is a difficult room to fill with sound. We only send people who already know that.

  • A venue host on site the entire time — Ours, not yours. Bathrooms stocked, trash handled, lights on, doors unlocked, every small problem solved quietly.
  • Nobody from your family standing in for us — Nobody you love is refilling the paper towels. They came to watch you get married.

Your Day, Start to Finish

This is what the money buys. Not a list of things, but a day where neither of you is needed for any of it.

The morning

You and your family are decorating. The room is yours and the doors are open.

You walk in

Tables and chairs are already set, so what you carry in is the only thing left to place.

The ceremony

Your coordinator cues the doors and holds the timeline. Nobody is whispering at the back.

Cocktail hour

The bar opens. Your photographs happen.Your photographs happen. Your guests drift between the barn and the patio, and the hour goes faster than either of you expects it to.

Dinner

Whatever you have arranged arrives, and your coordinator meets it at the door.

The night

The doors open onto the patio and the string lights come on. Four hours of music and dancing under the stars, with somebody from the barn here the whole time so the night is yours and nobody else's to manage.It is dark by five and the barn is lit from the inside. Some couples arrive with the whole day already pictured. If that is you, what you need is somewhere to put it and somebody to keep the wheels on.

This package suits couples who want to build the look of the day themselves, or with the people around them. That is a good way to get married, and it is the reason this option exists.

What you get from us is the room and the spine of the day. Twelve hours of the venue. A coordinator holding the timeline so the questions go to them instead of to you. Music, a bar, and somebody from the barn on site the whole time.

Everything else — the flowers, the food, the look of the room — stays in your hands, exactly where you want it.

You will still be working a little on your wedding day. Just not on the parts that would ruin it.

A few things you pay for directly rather than through us. We would rather you see them now than find them later.

Event insurance
about $100 to $150
We require every couple to carry event liability insurance. It is bought online in a few minutes, and for most weddings it is one of the smallest line items of the day.
Your beer and wine
you buy it
Bar service and the alcohol itself are always separate. Your bartender builds the shopping list around your guest count, orders it and picks it up. You never pay a markup on a bottle, and whatever is left over is yours to take home.

These are personal choices, and most couples have somebody in mind long before they have a venue.
